The site is bounded by an existing retail unit and public housing and covers the site of a former nightclub, parking area and a recently listed Grade B former auction house. The site is designated within the Perth Central Area Local Plan for Secondary Business & Commercial Uses. The proposals include for a proportion of "affordable" units. The listed facade is retained and restored. The project was assessed in terms of the Memorandum of Guidance on Listed Buildings & Conservation Areas.
